Understanding the Dubai Investor Visa

Implemented in 2019, the Dubai Investor Visa grants long-term residence to foreign nationals, enabling them to study, work, and live in Dubai with 100% ownership of their properties without needing a national sponsor. Also known as the Dubai Partner Visa, it is ideal for those looking to start or invest in a business in Dubai. 

Visa holders can live and work in Dubai, sponsor family members, and enjoy various services, such as opening a bank account, obtaining a driving license, and more. The process of obtaining an investor visa typically takes around 7 to 10 working days.

The UAE also offers investor visas to individuals with specialized talents in fields such as science, healthcare, and technology.

Types of Dubai Investor Visas

2-Year Visa

– Property Value: The property must be worth at least AED 750,000 at the time of investment.

– Mortgaged Property: Investors must have paid at least AED 750,000 or 50% of the property’s value to the bank. A paid amount letter and NOC letter are required.

– Credit-Free Investment: The investment amount should not be based on credit.

– Joint Ownership: Each investor’s share must be at least AED 750,000. For married couples investing in a single property, a marriage certificate is required.

– Visa Duration: Two years, renewable, allowing the sponsorship of spouse and children.

5-Year Investor Visa

– Real Estate Investment: A minimum investment of AED 5 million in UAE real estate.

– Loan-Free Investment: The AED 5 million must not be loaned, and the investment must be maintained for three years.

10-Year Investor Visa

– Public Sector Investment: A minimum investment of AED 10 million in the public sector.

– Business Partnership: The investor can partner with an existing UAE firm, provided they hold at least AED 10 million worth of shares.

– Investment Conditions: The AED 10 million must not be loaned, and the investment must be maintained for at least two years.

All investor visas can be renewed upon expiration.

 General Requirements

  1. Passport
  2. Electronic copy of the title deed certificate
  3. Personal photo
  4. Valid health insurance
  5. Original Emirates ID (if any)
  6. Copy of latest UAE visa (if any)
  7. Police clearance (issued by Dubai Police and addressed to the Land Department)
Family Visa Requirements
  1. NOC letter from the father, attested by a notary public (if the mother is the sponsor)
  2. Proof of social status for daughters over 18 (from Dubai Courts)
  3. National ID for nationals of IRAN, PAKISTAN, IRAQ, LIBYA, AFGHANISTAN
  4. Original passport and Emirates ID
  5. Personal photo
  6. Health insurance
  7. Attested marriage certificate
  8. Attested birth certificate
  9. IBAN bank account
  10. Study certificate for sons over 18
Parents Visa (1-Year) Requirements
  1. National ID for nationals of IRAN, PAKISTAN, IRAQ, LIBYA, AFGHANISTAN
  2. Affidavit Certificate of Dependency from the consulate, attested
  3. Bank statement for the last 3 months
  4. Original passport and Emirates ID
  5. Personal photo
  6. Health insurance
  7. Attested birth certificate
